- Organize and schedule a home search process
- Complete a market search to identify properties consistent with your needs and price range.
- Show you any home that fits your criteria, regardless of the listing agent or company
- Offer to provide property description and seller’s statement of property condition as available.
- Assist you in selecting the home that best meets your requirements
Make an Offer:
- Compare home and make decision
- Advise on terms and issues of offer
- Assist you in preparing an offer that protects your interests and deposit
- Prepare a written Offer to Purchase on the property of your choice reflecting your price and terms.
- Recommend offer conditions that are most apporiate and favourable for you
- Safeguard your deposit in a company trust account
- Fully explain all terms and conditions to you throughout the buying process
- Fully explain your responsibilities under the agreement
- Fully explain the seller’s responsibilities under the agreement
- Fully explain what is included in the purchase and what is not
- Disclose all material defects of the property about which I have knowledge.
- Prepare and fully explain an Offer of Purchase according to your needs and instructions, then negotiate on your behalf, striving to obtain the best possible price and terms.
- Provide assistance in accessing information on licensed building inspectors prior to the Offer to Purchase.
- Present all offers to purchase in a timely fashion using standardized forms.
Preclose Preparation:
- Explaining legal documents needed for closing and helping secure them
- Coordinate and supervise document preparation
- Clarifying details and resolving problems in getting to settlement
- Attending settlement with you to answer any questions and troubleshoot any last minute issues
- Accompany you on walk through property inspection before closing, if provided for in the contract.
- Asist you in obtaining final mortgage approval on the home you select
- Assist you in removing conditions from your offer to purchase
- Assist you in selecting a real estate lawyer to handle the legal document for closing
Closing:
- Preview closing documents
- Resolve last-minutes issues
- Convey all documents and final instructions to your lawyer
- Provide you with a checklist of things to do between this point and possession
- Co-ordinate all post-purchase activities (building inspections, lender, lawyer, etc.) and follow up to ensure a smooth transition — up to and after the closing date.
- Conduct a final walk through with you at possession to ensure everything is in order
- Provide you with the keys to your new home
- Complete transaction.
Post Closing:
- Coordinate move-in
- Assist with Post closing issues
- Follow up with you shortly after possession to make sure everything is OK with your new home
- Contact you after the closing to assure the satisfactory completion of all service details.
